Commercial fire is one of the common issue during this summer. Smoke alarms are a key part of a commercial as well as residential fire escape plan. When there is a fire, smoke spreads fast. Working smoke alarms give you early warning so you can get outside quickly

SAFETY TIPS

  • Install smoke alarms in every room. They should also be outside each area and on every level of the building. Install alarms in the basement.
  • Large commercial property may need extra smoke alarms.
  • It is best to use interconnected smoke alarms. When one smoke alarm sounds, they all sound.
  • Test all smoke alarms at least once a month. Press the test button to be sure the alarm is working.
  • Current alarms on the market employ different types of technology including multi-sensing, which could include smoke and carbon monoxide combined.
  • Today’s smoke alarms will be more technologically advanced to respond to a multitude of fire conditions, yet mitigate false alarms.
  • A smoke alarm should be on the ceiling or high on a wall.
  • People who are hard-of-hearing or deaf can use special alarms. These alarms have strobe lights and bed shakers.
  • Replace all smoke alarms when they are 10 years old.

When it comes to fire protection for commercial buildings, mistakes are never an option. If an error is made in fire protection, serious and irreversible damage can occur to the building itself and the contents within. Building occupants can also be placed in harm’s way should a flaw in fire protection occur. In order to keep your commercial building safe, consider the following dos and don’ts within fire protection.

Alarms

Fire and smoke alarms are the first defense for commercial buildings when a fire occurs.

Dos include:

  • Ensuring the alarm system is regularly inspected in line with regulation
  • Maintaining documentation surrounding alarm activity and maintenance
  • Testing your alarm system regularly to ensure proper function
  • Creating an action plan for building residents for when the alarm is set off

Don’ts include:

  • Downplaying or brushing off the need to have regular maintenance and testing for your fire alarm system

Extinguishers and Suppression Systems

Extinguishers can be used by individuals to manage small fires while suppression systems can help prevent serious damage on a larger scale.

Dos include:

  • Conducting regular tests to ensure proper function and pressure
  • Scheduling routine maintenance through contractors
  • Storing extinguishers in a clear and open space that makes them easily accessible
  • Providing proper training for occupants

Don’ts include:

  • Putting off regularly scheduled inspections and tests to ensure function
  • Neglecting to train occupants on proper extinguisher use and handling
  • Keeping extinguishers in an area that is cluttered, difficult to get to, or where heat is constantly present

Lighting

In the case of emergencies like a fire, emergency lighting sources should be available in order to provide occupants with a safe pathway from the building.

Dos include:

  • Installing lighting throughout the building to provide effective light in all occupied areas
  • Scheduling regular maintenance and inspection

Don’ts include:

  • Failing to install proper lighting
  • Neglecting to have regular maintenance and inspection

What to Expect from Your Commercial Construction Company?

5/8/2018 (Permalink)

Commercial What to Expect from Your Commercial Construction Company? Commercial Construction Branford CT

Looking for a commercial or residential construction company can be exhausting. You want to ensure that whoever you hire is the best company for the job at hand

Know What You Want

As the client, you are the one driving the process. Before speaking with Contractors, spend time thinking about your goals for the project -- what it might look like, the amenities you want, and so on. If you don't know how to translate your goals into specific features or products, hire a design-build firm that can offer that service too.

Why Contractor Quotes Vary Drastically

Contractors cannot offer a correct fixed price because there are too many unknowns about the job, so try to eliminate as many of the unknowns as possible. For example, have them open up a wall to examine the skeleton of your house where the add-ons would happen.

Request to define the project specs to include only what he expects to do with the mutual understanding that if additional work is needed, you will get a change order — a written mini-bid for new work after the project has been started. This is common in the construction industry and it is the reason quotes vary by thousands of dollars. The cheapest quote also means they are not being conscientious of the realities that may come later to blow your budget when you were not prepared for unexpected expense(s).

Costs for all of the various elements of the job should include:

  • Demolition and hauling trash
  • Framing
  • Plumbing
  • Electrical work
  • HVAC
  • Tiling and floor covering installations
  • Lighting fixtures
  • Drywall and painting
  • Finish carpentry
  • Clean up

Contractors will often give you a fixed bid, but some work may be on a "cost plus" basis, charging you for materials, time/labor, and an administrative or overhead fee for their time managing those aspect of your project. “Cost plus” is sometimes a legitimate alternative, but it should have a cap or some provision to contain cost overruns that exceed your max budget.

Reputation Has More Value Than Price
Reputable and therefore trustworthy Contractors in trade locally for five or ten years will have an established network of subcontractors and suppliers in the area and a local reputation to uphold. That makes them a safer choice.

Ask for a business card with a real street address, not just a post office box, and get references from one or two early projects and some current customers. This will help you verify consistency and honor.

You should also vet their background by verifying their credentials and insist on a detailed contract before making a hiring decision.

Personality Is Prettier Than Price

You’re going to be spending a lot of time with this contractor, so when you make your decision, think about whether you feel comfortable with their personality, background, methods, and communication skills. Is everyone clear about the project at hand and on the same page? If not, you could end up disappointed, frustrated, and possibly out several thousand dollars beyond what you budgeted for.

Set Job Site Boundaries

Let the company know you expect routine precautions. Also, establish some ground rules about parking, bathroom use, smoking, and other issues that might concern you.

Have A Resolution Strategy

Any contractor you hire will become part of your life for at least the duration of the project. Make sure you pick someone with whom you can communicate, and trust your gut if first impressions leave you feeling uneasy. Reputable professionals will insist on clear written agreements in order to protect both parties.

During initial meetings, ask how unexpected issues or differences might be handled. This can include change orders (these should always be in writing, with cost issues directly noted) or more serious disputes, such as unintended damage or a failure to meet legal or reasonable standards.

What Causes Urine Odors?

5/8/2018 (Permalink)

Commercial What Causes Urine Odors? What Causes Urine Odors?

Urine odor comes from naturally occurring bacteria and uric acid crystals (crystalized urine residue). Uric acid crystals often remain trapped in porous damp surfaces and release a strong ammonia-like odor as bacteria feeds on the urine. Humid conditions or wetting the surface can also reactivate the odor.

Prepare Your Organization In Response To a Disaster

Commercial Prepare Your Organization In Response To a Disaster Prepare Your Organization In Response To a Disaster

Hold a Tabletop Exercise

A tabletop exercise is a facilitated discussion about what your organization would do in response to a disaster.

The exercise leads participants through a simulated disaster scenario and prompts them to examine their plans, policies, and procedures without disrupting the work environment. It allows for a facilitated discussion of roles, procedures, and responsibilities in the context of a simulated emergency scenario.

The goals for the exercise are as follows:

  1. To assess your organization’s ability to respond using your current plans, policies, capabilities, and resources; and 2. To help identify improvements that could make the difference in keeping your people safe and continuity of operations after a disaster.

For organizations that do not currently do this type of planning, conducting this exercise as part of your America’s PrepareAthon! Day of Action can be an important next step in improving your organization’s preparedness and resiliency.

This Playbook provides guidance on how to hold a tabletop exercise to help your organization assess and improve its ability to maintain or reestablish operations when affected by a flood. Many individuals within your organization can lead this effort: a senior leader, an employee, a facility manager, a human resources manager, or a program manager.

Use this Playbook, How to Prepare for a Flood, and the companion slide deck available on www.ready.gov/prepare to help you.
